Boiler Not Likely to Make It Through Winter? A Guide for What May Be WrongAs winter approaches and the temperature begins dropping, it is important that your boiler is in a serviceable and dependable condition. Basically, this appliance heats water which circulates throughout your home distributing heat via floor heating, baseboard heaters, or radiators. It’s a simple concept but maintenance problems can still develop over time.

It is a very good idea to schedule a boiler checkup and tune-up before the cold sets in. Otherwise, here are some conditions you may encounter.

  • No heat is produced. The most likely reasons for this condition are that the water level is too low to be effective, there is no power (electric or gas-fired) to the unit, the thermostat is malfunctioning, or the pilot light is out.
  • The heating performance is inadequate. This is usually caused by mineral deposits in your heat exchanger or boiler (consider getting a water softener installed), or the water level is too low.
  • There is too much water and not enough air in the expansion tank. Whether you have an older or newer style tank, have your HVAC or plumbing contractor correct this situation.
  • Water has been leaking around your boiler. The most common culprits here are a malfunctioning pressure relief valve, faulty circulating pump, or a leaking pipe.
  • Some of your radiators heat properly but others do not. You might experience temperature differences in rooms that did not exist before. Check for air trapped either in the line or the affected radiator itself or a malfunctioning zone valve. Your service person can bleed out any trapped air and check the valve’s performance.
  • Your pipes have begun to make unusual noises. No need to lose sleep in a noisy environment; your problem is likely to be either a malfunctioning circulating pump or you have air trapped in your return lines.
