The Major Links Between Your Plumbing and HVAC Systems

HVAC and plumbing links in your home may not be obvious — until something goes wrong, that is. The process of cooling, heating, and dehumidifying a home includes condensing water vapour from the air in substantial amounts. All that water has to be drained away, so fully functional HVAC and plumbing links are critical. If proper drainage doesn’t happen, water damage and other issues like mold growth may result. Here are some common HVAC and plumbing links you may not be aware of:

Air-Conditioner Overflows

On a humid summer day, a central AC unit condenses gallons of water from the air as part of the cooling process. Condensation produced by the evaporator coil flows into a condensate drip pan below the indoor air handler, then through a pipe into the household drain system. Algae growth inside the drip pan may slowly clog the drain pipe, causing the drip pan to overflow every time the AC cycles on. Hidden spillage may cause substantial water damage before it’s noticed by occupants of the house. Professional AC maintenance of HVAC and plumbing links includes inspection of the AC drip pan and drain line, as well as cleaning and sterilizing techniques to eliminate algae and ensure proper drainage.

High-Efficiency-Furnace Issues

Furnaces with AFUE (annual fuel utilization efficiency) ratings above 90 include a secondary heat exchanger that produces condensation. This acidic liquid flows through a drain line to the exterior of the house or into the household drain system. A blockage in the unit’s drain line or the home’s plumbing system may trigger an automatic shutdown sensor and interrupt the furnace’s heating function.
